About Lawson Real Estate & Auction Inc.

Lawson Real Estate & Auction Inc. is a real estate brokerage and auction company based in Frenchburg, Kentucky. We have served the area's real estate and auction needs since 1977, helping buyers and sellers with homes, lots, farms, acreage, commercial property, and lake and vacation property across Menifee, Morgan, Wolfe and the surrounding counties of Eastern Kentucky.

This page tells you who we are, how we work, and what you can expect when you contact us. For current property, see our office listings; for sales by auction, see the Auctions page.

Our History in Frenchburg

The company has been part of the Frenchburg community since 1977. Over more than four decades, the rural property market in Eastern Kentucky has changed: search has moved online, buyers now arrive from outside the region looking for land and recreational property, and marketing tools have changed completely. What has not changed is how much local knowledge matters. Knowing the roads, the land, and the way property is described and transferred in this region is still the core of what we do.

Our office sits at the corner of US 460 and KY 36 in Frenchburg, a location many local clients know by sight. Mail can be sent to P.O. Box 90, Frenchburg, KY 40322.

What We Do

Residential Real Estate

We help families buy and sell homes, from houses in town to country homes on acreage, manufactured homes on their own land, and cabins. We focus on the practical details that matter in a rural setting: access, utilities, water source, and what land and outbuildings are included.

Land and Farm Sales

Land and farm property is a major part of our work. Past listings have included livestock farms with pasture, fencing and ponds, wooded tracts suited to cabin sites or recreation, and building sites with road frontage. See examples on our Land page.

Business and Commercial Property

We list and sell business and commercial property as well, and help buyers think through visibility, access and the checks they should complete with local offices before buying.

Auctions

We conduct real estate and personal property auctions. Auctions can be a good fit for estates, farm dispersals, and sellers who want a set sale date. We have auctioned farm machinery, vehicles, tools, household goods and real estate, often in a single event. You can read an example of a past sale in our auction archive.

Our Team

Our office is led by Philip R. Lawson, REALTOR®, Principal Broker, Auctioneer and Appraiser. He is joined by REALTOR® agents who work with buyers and sellers throughout our service area. You can meet the team on the Our Agents page.

Because our team includes a licensed auctioneer as well as real estate agents, sellers can compare a traditional listing with an auction before deciding. We explain the differences, the timeline, and how terms such as a buyer's premium work, so you can choose with confidence.

How We Work with Buyers

Most buyers start by searching online. The MLS search links on our site let you browse homes, land and farms, and business and commercial property, and see what has sold. Once you find something of interest, we can help you:

In rural sales, acreage is often stated "more or less" and boundaries may follow fences, creeks or roads. A current survey and a careful review of the deed help avoid misunderstandings, and we encourage buyers to plan for them.

How We Work with Sellers

Every sale starts with a conversation about your property and your goals. We will ask about the land, buildings, access, utilities and anything a buyer should know. From there we can recommend a listing approach or discuss whether an auction would suit you better.

For a listing, we market your property and handle enquiries and showings. For an auction, we prepare the sale bill, set the terms with you, advertise the event and conduct the sale on the day. In both cases, clear and honest property information is what makes a sale go smoothly.

Our Service Area

We work mainly in Menifee, Morgan and Wolfe counties and the surrounding counties in Eastern Kentucky. Our listings and auctions have included property in and around Frenchburg, Wellington, Means, Ezel, West Liberty, Campton and Hazel Green. If your property is nearby but outside these communities, ask us anyway; we are happy to tell you whether we can help.

Common Questions

How long has the company been in business?

Lawson Real Estate & Auction Inc. has served the area since 1977.

Do you only sell your own listings?

No. Our website includes MLS search links so you can look at homes, land and farms, and business and commercial property for sale in the wider market, as well as recently sold property.

Should I sell by listing or by auction?

It depends on your goals. A listing gives the market time to respond to an asking price. An auction sets a firm date and lets bidding decide the price. Many sellers of estates, farms with equipment, or unique rural property consider an auction. We will explain both options and the costs involved before you decide.

What should I prepare before calling?

For sellers: your deed, any survey, and a list of what is included. For buyers: the area you prefer, the type of property, how much land you want, and your budget or financing plan.

Our Commitment

We appreciate the support of our past and current clients, business partners and the community over the years. Our aim is simple: give straightforward advice, communicate clearly, and treat each sale, large or small, with the same care.
