The properties shown on this page are examples from our land listings, including livestock farms near Ezel, acreage on Keeton Lake Road near Wellington, wooded tracts on Myers Fork Road near Frenchburg, and a farm with a home near West Liberty. Several are marked as sold, which gives you a sense of the kind of land that moves in this market.

Types of Land We Handle
Livestock and Hay Farms
Farms with pasture, fencing, ponds and springs suit cattle and hay operations. When you look at a farm, check how much of it is in grass, the condition of fences and gates, water sources for livestock, and access for equipment and trucks. A barn or equipment shed adds value if it is in usable condition.
Wooded Acreage and Recreational Land
Wooded tracts are popular for hunting, weekend cabins and privacy. Think about how you will reach the property in all seasons, whether there are good sites for a cabin or camper, and whether electric service is available nearby.
Homesites and Building Lots
If you plan to build or place a manufactured or modular home, road frontage, a level building site, and access to water and electric are the key questions. Some past listings on this page were described as a good place to build a custom home, with ponds and pasture included.
Farms with Homes and Cabins
Some land comes with a house, manufactured home or cabins already in place. These properties let you move in or rent while you plan improvements. Inspect any buildings and confirm how they are served by water, septic and electric.
What to Check Before Buying Land
Rural land needs more homework than a house in town. These are the checks we recommend buyers plan for:
- Survey and boundaries. Acreage in listings is often given "more or less" (+/-). A current survey confirms the acreage and where the lines are.
- Deed and title. A title search shows who owns the land and any easements, rights-of-way or restrictions.
- Road frontage and access. Confirm the property touches a public road, or that there is a recorded right-of-way. Check whether the road is maintained by the state or county.
- Water. Is city or county water available, or will you rely on a well, spring or ponds?
- Septic suitability. If you plan to build, ask the local health department about the requirements for a septic system on the site.
- Electric service. Find out how far the nearest line is and what an extension might cost.
- Terrain and use. Walk the property. Steep ground, wet areas and woodland all affect how you can use the land.
- Mineral and timber rights. Ask whether they transfer with the property.
Reading a Land Listing
Land listings in our area use a few common phrases. "Road frontage" means the property borders a road, which matters for access and for building. "Improved with" means there are structures on the land, such as cabins or a barn. "Livestock farm" usually means pasture, fencing and water suited to animals. A percentage "in grass" tells you how much of the farm is open pasture or hay ground rather than woods. When a listing mentions ponds or a spring, ask whether they hold water year-round.
Addresses may use a state highway number or a local road name, for example "Highway 3345" near Ezel or "Keeton Lake Road" near Wellington. If you are unsure where a property is, ask us for directions before you visit, as some rural roads are not well marked on online maps.
Financing Land and Farms
Financing land often works differently from financing a house. Down payment requirements and terms for raw land can differ from those for a home loan, and some lenders specialize in farm and rural property. Talk to a lender early, and be ready to explain how you plan to use the land. If you are buying at auction, have your financing confirmed in advance, since auction terms may require a deposit on sale day and closing within a set period.
Our Land Service Area
We focus on Menifee, Morgan and Wolfe counties and the surrounding area. Our listings have included land around Frenchburg, Wellington, Means, Ezel, West Liberty, Campton and Hazel Green. Local knowledge helps here: we can tell you how a property is reached, which routes lead to it, and what nearby land has been used for.
Selling Your Land or Farm
If you own land in our area and are thinking about selling, we can help you decide between a traditional listing and an auction. To prepare, gather your deed and any survey, and make a list of what is included, such as ponds, springs, barns, fencing, cabins or equipment. Photos of the property in good weather, and honest notes about access and utilities, help buyers understand what you are offering.
Farms with equipment are sometimes sold at auction so the land, machinery and household items can be sold in one event. You can see an example on our auction archive page.
Frequently Asked Questions About Buying Land
What does "acres more or less" mean?
It means the stated acreage is approximate. A survey gives the exact figure and boundary lines.
Can I place a manufactured home on rural land?
Often, but it depends on any deed restrictions and local requirements. Check before you buy.
How can I see land that has already sold?
The listings above include sold examples, and our office listings page links to a search of sold properties.
