Homes, Land and Commercial Property for Sale
Use the links above to search property for sale through the MLS: homes, land and farms, and business and commercial property, plus a search of recently sold property. Lawson Real Estate & Auction Inc. has served Menifee, Morgan, Wolfe and the surrounding counties of Eastern Kentucky since 1977, and these searches are the fastest way to see what is available right now.
This page also explains how to get the most out of a property search, what to look for in each property type, and how we can help once you find something you like.
How to Use the Property Searches
Homes for Sale
Start with the area you prefer, your price range and the number of bedrooms and bathrooms you need. In a rural market, consider widening your search a little: a home a few miles farther out may come with more land or a lower price. Pay attention to lot size, the age of the home, heating type and water source.
Land and Farm for Sale
Search by acreage and area first, then read the descriptions carefully for road frontage, water, pasture, woods and buildings. See our Land page for examples of farm and acreage listings and a checklist of what to confirm before you buy.
Business and Commercial for Sale
Commercial buyers should look at traffic and visibility, parking, access from main routes, utilities, and whether the property suits the intended use. Confirm zoning or local requirements with the appropriate office before making an offer.
Sold Properties
Looking at recent sales is one of the best ways to understand value. Sold listings show what similar homes and land have sold for, which helps both buyers setting a budget and sellers thinking about price.
Tips for a Better Property Search
- Save your criteria. Keep a note of the areas, price range and features you want so you can compare listings quickly.
- Read the full description. Photos do not show everything. Acreage, road names, utilities and included items are often in the text.
- Check the map. Road access and distance to town matter more in rural areas than in cities.
- Visit in person. Walking a property tells you far more than a listing can.
- Ask questions early. If something is unclear, ask before you invest time in inspections.
What to Ask About Any Property
- How is the property accessed, and is the road publicly maintained?
- What is the water source: public water, well or spring?
- Is the property on public sewer or a septic system?
- Is there a recent survey, and are the boundaries marked?
- What is included in the sale: appliances, outbuildings, equipment?
- Are there any easements, rights-of-way or restrictions?
We can help you find answers to these questions and point you to the right local offices where needed.

Selling? List With Us or Consider an Auction
If you are thinking of selling, we offer two paths: a traditional listing or a public auction. A listing gives your property time on the market at an asking price. An auction sets a date and lets bidding decide the price, and can include equipment and household items in the same sale. Learn more on our Auctions page, and see a past sale in our auction archive.
Preparing Your Home or Land for Sale
First impressions matter online and in person. Clear clutter, make small repairs, and mow or clear access to land so buyers can walk it. Gather your deed, any survey and records of improvements such as a new roof, well or septic work. Honest, complete information builds trust with buyers and helps avoid problems at closing.
Areas We Serve
We work mainly in Menifee, Morgan and Wolfe counties and the surrounding counties in Eastern Kentucky, with past listings and auctions in communities including Frenchburg, Wellington, Means, Ezel, West Liberty, Campton and Hazel Green. If you are relocating to the area, we can also share practical local knowledge about roads, towns and the kinds of property available.
Relocating to Eastern Kentucky
If you are moving from outside the region, rural Eastern Kentucky may look quite different from what you are used to. Towns are small, distances between services can be longer, and many homes sit on acreage along state routes. Before choosing a property, think about your daily drive, school and work locations, internet service needs, and how much land you want to maintain. We are happy to share local knowledge about the communities in our service area so you can narrow your search before visiting.
